Providng Proper Notice
As a tenant, you must respect your lease until it ends (Termination Date), except in very specific situations. Unlike Ontario, Quebec leases renew for a full year the day after the Termination Date.
If you wish to cancel your lease at the Termination date you are required to provide notice of this notice no less than 3 to 6 months prior to your Termination Date.
Each year between 3 to 6 months before the termination date of your lease you may receive a rental increase notice. Once you receive this notice you have 3 options. You can:
-
Accept the increase
-
Decline the increase
-
Request that the rent be fixed by the Regie du Logement
If you choose option 1 you don't need to do anything more. Your lease will renew automatically the day after the Termination date for one full year.
If you decline the increase you are able to try and negotiate the rate or request the termination of your lease via this form.
If you want to stay and don't feel like negotiating you can via the Regie du lodgement the fixing of your rent.
regardless of which option you choose other than option 1 you have 1 month from the date on which you receive your increase to respond to our increase notice. If you fail to respond then your lease will automatically be renewed for a full year at the new rent.
If you want to leave your rental unit at the end of the lease, you must let your landlord know between three and six months before the lease ends if the lease is for one year or longer.
