  • I make a deposit of (1/2 the monthly rent as noted above) on account of the security deposit for the above accommodation, subject to approval of this application by the Landlord within three working days, otherwise said deposit to be refunded in full.

    In the event that I do not proceed with the above arrangements, the Landlord may retain a deposit of (1/2 the monthly rent as noted above) as liquidated damages incurred in time and expenses and loss of other potential rent revenue.

    I hereby declare that the foregoing information is true and complete, I understand that any false information may result in the refusal of my application and a $100.00 processing fee, I hereby authorize the Landlord or his agent to make a personal investigation in connection with this application.

    I/we also agree to the following lease arrangements.

    1.  Rent will be paid by direct deposit.  Direct Deposit Form needs to be filled out & signed.

    2.  Utilities are not included (unless specified on lease).

    3.  All Pets need to be pre-approved.

    5.  Laminate flooring is susceptible to swelling, please mop up all spills promptly

    5.  No smoking of any sort/or vaping allowed inside the rental unit (building or parkade if applicable) or within 8 metres of the building.

    6.  No growing of marijuana plants.

    7.  No holes allowed in walls for hanging anything up.  Command strips are required for hanging things on the walls.  No TV mounts are allowed.

    8.  Any damages will be repaired and billed to the tenant.

    9.  No drugs or excessive partying is allowed whereas to disturb neighbors.

    10. House is to be kept clean on a regular basis.

    11. No loud noise after 10:00pm.

    12. Guest parking is on the street.

    13. The tenant shall keep all appliances in the same condition they were in when they moved into the premesis.

  • By signing below, I hereby irrevocably authorize and permit Veritas Development Group Ltd, to perform background checks and obtain information about me from credit reporting sources, current and past landlords, personal and professional references, employers, financial institutions, government agencies, and law enforcement agencies.

    I also authorize and give permission for all parties listed to disclose any information requested about me to Veritas Development Group Ltd.

    I further irrevocably authorize and permit Veritas Development Group Ltd. to obtain updated information from all credit reporting sources, current and past landlords, personal and professional references, employers, financial institutions, government agencies, and law enforcement agencies for the purpose of renewal of leases and for collection purposes should that be deemed necessary.
